			Conforme aux règles d'urbanisme de la municipalité, le Simland Group Building est implanté en retrait de 6 mètres par rapport à [[Colonius Avenue]], en vertu de la ''zoning law'' en vigueur depuis 1961, et qui oblige les architectes à adapter la hauteur des immeubles à la largeur des rues. Devant le bâtiment se trouve donc un plaza public en granit sur lequel est placé un grand arbre de Noël pendant les fêtes de fin d'année. Ce plaza est également très fréquenté par les travailleurs du quartier qui viennent s'y reposer pendant leur pause déjeuner.

			Le Simland Group Building est l'exemple parfait du gratte ciel de style international en forme de parallélépipède comme il en existe dans beaucoup de villes du pays.

			Le bâtiment se distingue surtout des constructions environnantes par sa structure métallique de type mur-rideau visible sur sa façade. La construction repose sur une structure porteuse intérieure en béton armé portant une enveloppe non structurelle en acier sur laquelle sont fixées les larges baies vitrées.

			Les architectes de l'époque cherchant une régularité totale pour l'apparence du bâtiment et n'aimant pas l'irrégularité des stores plus ou moins baissés, qui donne aux bâtiments un aspect désorganisé. Ils utilisèrent donc des stores à trois positions : ouvert, mi-ouvert, et fermé.

			Avec un montant total de 98 millions de simflouzes de l'époque, le 375 North Colonius Avenue fut, lors de sa construction, le bâtiment le plus cher de [[Medrean City]] à cause du prix des matériaux et de la somptueuse décoration intérieure faite de bronze, de marbre et de panneaux de bois importés du [[Lewsland]]. En outre, le bâtiment a subi une rénovation consistant à rafraichir ses intérieurs et redonner à sa façade son éclat d'origine en 2012 pour un montant de 2 millions de simflouzes.

			Un restaurant gastronomique est situé au dernier étage et propose une vue imprenable sur le reste du [[Downtown Medrean City\|Downtown]] depuis 1983.

Le '''Simland Group Building''', aussi appelé 375 North Colonius Avenue ou SG Building, est un gratte-ciel de bureaux situé à [[Medrean City]] dans l'état de [[Méridionie]]. Véritable chef-d'oeuvre du style international, le bâtiment a été inauguré en 1959 et bien que n'étant pas le plus haut de la ville, il en est certainement l'immeuble de bureau le plus prestigieux en raison de la qualité des matériaux utilisés pour sa construction et de la finesse de sa décoration intérieure. Idéalement situé sur [[Colonius Avenue]], l'artère la plus chère de [[Medrean City]], l'adresse du SG Building est souvent considérée comme une référence pour illustrer les prix immobiliers de ce quartier.

Le bâtiment est aujourd'hui le siège méridional de l'entreprise [[Simland'Group|Simland Group]] depuis le mois de mars 2015.
